People are paying an extra €19,000 for a home when compared with the same time last year.
New figures in the Irish Independent show the rising cost effectively wipes out any gain from the Government's Help-to-buy scheme.
It gives first time buyers €20,000 towards the cost of a property.
Somewhere in the region of 10% of applications to the scheme are for addresses in Kildare.
The paper also reveals that the average price of a house or apartment now stands at over 256 thousand euro - up 8 percent in the last 12 months.
