Buyers priced out of Dublin are driving up house prices in Kildare.
The average three-bed semi in Kildare now sells for €444,750, an increase of €21,000 in just three months, according to the latest Irish Independent/REA house price index.
Property in Kildare is still cheaper than Dublin, where the average home now costs over €572,000, but prices there have become so high that many first-time buyers are turning to commuter towns.
As a result, prices in Newbridge, Naas, Maynooth, and Celbridge have all risen by 5% in the past quarter.
The market in Dublin is showing signs of slowing, but demand in commuter counties like Kildare remains strong.
Seamus Carthy, REA spokesperson, says while the market has been consistently busy, Dublin agents are seeing a slow-down in viewing activity in recent weeks.
