In some areas, 60% of sales are down to landlords selling their properties.
The report concentrates on the sale price of Ireland’s typical stock home - the three-bed semi.
The selling of a three-bed semi rose by 1.6% across the country in the past three months to €359,417.
In Kildare, there was a 1.8% change in the price of a three-bed semi since September, rising to €458,750.
