4.4% Increase In Average Kildare House Prices

It comes as DAFT.ie have released their quarterly report.

The average price of a house in Kildare for Q2 is 4.4% higher than the same period last year.

It comes as DAFT.ie have released their quarterly report, comparing Q2 of 2026, with the same period in 2025.

It found that the typical price of a three-bedroom semi-detached house listed in the county was €423,000.

The average list price nationally rose by 3.8% in the year to June 2026, down almost half from the rate of 6.8% seen a year earlier.

Average price of a three-bed semi-detached home nationally is now €445,000.

Listed prices are 44% above pre-Covid levels and 8% below the Celtic Tiger peak.

Inflation remains strong outside cities, with 4.8% in Leinster, 6.3% in Munster, 8.8% in Connacht-Ulster.

13,100 second-hand homes for sale nationally, up 6% year-on-year but still roughly half the pre-pandemic norm of 26,000.
