Latest figures from Daft.ie shows prices nationally rose by 3.4 per cent in 2023, with the average asking price now just over 320-thousand euro.
It found asking prices in Dublin went up by an average of 2 per cent, while Offaly and Wicklow were the only counties that recorded price drops last year.
In Kildare, prices in the final three months of 2023 were 1% higher than a year previously, compared to a rise of 6% seen a year ago, according to the latest report.
The average price of a home in Kildare for the final quarter of 2023 was €330,000, 14% below its Celtic Tiger peak.
Sligo and Donegal saw the highest increases of 10.9 and 11.4 per cent.
