Co. Kildare To Experience Highest Property Price Increase Nationally In 2022

According to 'The Sunday Times Property Price Guide'

Kildare will face the highest house price increases nationwide, in 2022.

That's according to 'The Sunday Times Property Price Guide'.

Prices in Co. Kildare are expected to increase by 20% over 12 months.

Co. Laois is estimated to experience the second highest increase, at 15%.

In October 2021, national property prices increased by 13.5%, compared to the previous 12 months.

Excluding Co. Dublin, prices of residential properties rose by 14.6% last year.

Counties Cavan, Donegal, Leitrim, Monaghan & Sligo saw the highest increase in prices during 2021, at a 24.1% average rise.

 

The guide notes "higher demand means prices have gone up and this is further compounded by many counties experiencing the lowest number

of new homes available in decades. The cost of construction has made it more expensive, in some cases, to build a new home than to buy a

second-hand one. This has been further amplified by healthcare restrictions curtailing construction work for months on end, the mica scandal and

supply chain issues following Brexit and the Suez Canal blockage in March 2021."

 

The paper notes the top 5 most affordable areas for three-bed houses in the country are:

1. Mohill, Co. Leitrim - €118,000

2. Ballinamore, Co. Leitrim - €125,000

3. Granard, Co. Longford - €125,000

4. Leitrim Village, Co. Leitrim - €135,000

5. Letterkenny, Co. Donegal - €140,000-160,000

 

With the top 5 most expensive areas for three-bed houses:

1. Greystones, North Co. Wicklow - €498,000

2. Model Farm Rd., Cork City - €430,000

3. Ballinlough, Cork City - €410,000

4. Blackrock, Cork City South - €395,000

5. Salthill, Galway City - €393,000
