Kildare County Council has refused permission for a major extension to the Maudlins House Hotel on the Dublin Road, Naas.
The proposal sought to add a six-storey "aparthotel" block containing 70 rooms, linked at basement level to the existing hotel.
Plans also included office space, linen rooms on all floors, two passenger lifts, and a rooftop plant room.
The works were to take place within the curtilage of Maudlins Farmhouse, a protected structure.
The application stated that existing hotel access and delivery arrangements would remain unchanged, with foul and surface water connecting to current on-site systems before discharging into the public mains.
The application, received on 24 June 2025, was refused on 15 August 2025.
