According to the latest GeoDirectory Commercial Buildings Report
The commercial vacancy rate in Co Kildare fell to 14.1% in December 2025, according to the latest GeoDirectory Commercial Buildings Report prepared by EY.
The figure marks a 0.2 percentage point drop compared to December 2024 and leaves Kildare below the national average of 14.6%.
While vacancy levels improved locally, the national picture shows continued pressure on town centres and commercial districts.
Across Ireland, the commercial vacancy rate rose by 0.1 percentage points over the past year to 14.6% — the highest level recorded since GeoDirectory began tracking the data in 2013.
In total, 30,687 commercial units nationwide were recorded as vacant at the end of 2025.
Among the Kildare areas surveyed, Naas recorded the highest commercial vacancy rate at 15.9% in December 2025.
In contrast, Maynooth had the lowest vacancy rate in the county at 8.9%, suggesting stronger demand and occupancy levels in the university town.
Nationally, Co Sligo recorded the highest commercial vacancy rate at 20.8%, followed closely by Donegal (20.6%) and Galway (18.7%).
By province, Connacht had the highest vacancy rate at 18.6%, followed by Ulster (17.3%), Munster (14.3%) and Leinster (13.2%).
Meath continued to have the lowest commercial vacancy rate in the country at 10.0%.
The report, which examined 80 towns and 22 Dublin postal districts, found that Shannon, Co Clare had the highest vacancy rate of any town surveyed at 34.5%. Meanwhile, Dublin’s overall vacancy rate stood at 13.5%, remaining below the national average.
Commenting on the findings, Dara Keogh, CEO of GeoDirectory, said the continued high national vacancy rate reflects longer-term economic shifts.
He pointed to factors such as the growth of online shopping, increased remote working, and changing business needs as contributing to the evolving demand for commercial space.
Simon MacAllister, Partner at EY, noted that while vacancy rates have edged upwards nationally, this is against the backdrop of a large and diverse commercial property base of more than 210,000 units. He added that improvements in several towns show that local revitalisation efforts can make a positive difference.
For Kildare, the latest figures suggest cautious optimism, with vacancy rates moving in the right direction even as national levels reach a record high.
