BAM Ireland, headquartered in Kill, has terminated operations at its Modern Homes Ireland (MHI) modular housing facility in Ballyjamesduff, Cavan.

The company cites “sustained low levels of activity” in the residential market and a lack of future orders.
MHI was founded in 2015.
It built up to 80 percent of a home off-site, reducing delays, labour needs and weather hold-ups.
Over 10 years, it delivered around 950 homes and 15,000 modular components across Wexford, Dublin and Meath.
BAM first acquired a minority stake in MHI in 2019 and later completed a full takeover.
At its peak, MHI employed 120 workers; by closure it had only around 20 full-time staff and 50 subcontractors.
In a statement, MHI confirmed the immediate factory closure, attributing it to too few incoming orders.
