Single Kildare Buyer Now Needs €100,000 Salary To Afford Typical First Home

Figures compiled by Chill Insurance estimate that an annual income of €100,238 is required to qualify for a mortgage on a typical first-time buyer property in Kildare, valued at around €445,500.

A single first-time buyer in Kildare would now need to earn more than €100,000 a year to purchase a typical starter home in the county, according to new research.

Figures compiled by Chill Insurance estimate that an annual income of €100,238 is required to qualify for a mortgage on a typical first-time buyer property in Kildare, valued at around €445,500.

That is more than double the county's media income of €48,431, leaving a gap of almost €52,000 between average earnings and the salary needed to purchase alone.

Kildare has now crossed the six-figure threshold for the first-time and is now one of only three counties, including Dublin and Wicklow, where a single buyer would require a salary above €100,000/

The research used CSO property and earnings data and assessed affordability against standard Central Bank lending rules, under which first-time buyers can generally borrow up to four times their gross income and up to 90 per cent of a property's value.

It also found that no county is currently affordable for a single buyer earning the national media salary, highlighting the growing difficulty facing people attempting to enter the housing market without a second income or additional financial support.
